@Frank Teshima finding a motivated seller is probably the hardest part in my opinion. Once you have the wholesale deal reach out to real estate investors and they will most likely jump on the deal assuming the numbers are good. Or you could BRRRR it or fix and flip it.

@Brendan August welcome fellow rookie. Based on what I’ve learned I’d say probably reaching out to a property manager. They’d know the areas to stay clear of. I don’t know As far as refinancing because I haven’t done my first deal yet. I have reached out to my credit union and am in the process now. 
My main concern is finding a trust worthy core 4 especially when it come to contractors. 
If you decide to invest in the Memphis market maybe we can find a contractor together that we can keep busy and they’ll give us great service and pricing.

@Dean Harris Wow that is impressive to have completed 8 BRRRR's in a year. I would love to know how you did it. I see you're a RE agent as well. Is this the first year you BRRRR'd?

@Luka Milicevic Hey I was wondering if you invest out of state or do you have your properties in TN only? 

I want to pursue the BRRRR method out of state so that I can scale up much more quickly instead of leaving $ on the table with turnkey properties. The issue is is that I don't know the right people. Another concern is not knowing the true cost of repairs. Not knowing how to navigate these waters is preventing me from pulling the trigger. Any advice you could provide would be very much appreciated. Thank you and God bless sir.
