Not sure what they are going to use as the income cutoff, but was told to apply for a low interest loan and if approved and income is under cutoff it will become a grant. (sounds like wishful thinking)  If anyone else hears anything like this - please post here!

We applied to FEMA today. There are also possible grants or low interest loans available through SBA (but you have to apply with FEMA first)

Hoping to find out more information about writing off losses both of costs of repairs and of loss of fair market value - is that what is called "casualty" loss?

I think many weird bills are getting passed through under the guise of "aid". I would suggest that all REIA's should have an actual stance on this bill and contact their representatives that it's unconstitutional. (For example, much of our right to privacy was taken away quietly after 9/11 in the name of "freedom") This bill, or another like it, may become reality if we don't speak up against it.

Hi @Melissa McGrath - welcome!  My wife and I are in the transition of moving to ithaca.  I currently work part time at the vet hospital as a pharmacist.  I've asked several vet students about their housing options and it I feel that they have more options than the students that need to be on the main campus.  PM me if you have more questions or if you want me to put you in touch with one of them to talk to someone personally about real life options (vs. just the internet searches)

In our area, the town does provide recycling cans - usually we go and get them from the town when we first set up an apartment - if the tenant breaks or loses the can, they are responsible to go get  a replacement.

The town does provide garbage service and the tenants can put out up to 3 garbage bags at the curb on pick-up day.  However, we do provide a heavy duty can at apartment set up (handed down tenant to tenant) and if the tenant breaks or loses the provided one, they are responsible to get a replacement.  We provide an outdoor garbage can because we don't want garbage all over the property and our thought is that providing one will help encourage them to keep the exterior of the home clean (as well as listing it in the lease that no garbage is to be left strewn about the property.)

@Charlie Moore Yes - what @Ed Emmons said - we include an inspection sheet with our lease that is filled out at lease signing - we walk the inspection with the tenant and they sign off on condition.  We also do a bi-annual inspection of systems telling the tenants that we are checking for any plumbing leaks or issues and if there are other problems that are found during that inspection - they are addressed immediately.

@Peter Tverdov That sounds awesome!  How do you get around NJ laws for being a broker - or are you already a broker?  We have discussed this many times and thought that a fractional ownership would be one way to bypass the NJ laws on property managers/rent collection.
