Howdy, looking for the best a walk-through checklist for our bi-annual rental follow-up (rental safety, condition and cleanliness) - anything else you can add to protect the rental investment would be appreciated - thanks much

You should have a move in inspection sheet filled out by the tenant that lists everything that is not right. Use that inspection sheet to look for things that have changed. Charge them at that point for the repairs so it doesn’t wait until they move out and the security deposit is shy. This also keeps your properties up to your standards. These things should be spelled out in your lease. Particularly the smoke alarms need to be signed off as in place and working. Egresses need to be accessible.
