Post: Selling Probate Leads

I have read thru several topics about how investors and agents use probate leads and even a topic on how one person did research and sold the probate leads they found for a small profit. This is something I believe I can do, as I have found the online records here for Houston, Texas and have even learned how to cross reference against property tax records to find out more information. My question is what information is it exactly that I should collect, and how to offer it for sale. I think somebody mentioned selling each lead for 20 or 25 dollars, and that seems reasonable to me provided I can put together one or two of these per hour. Any info or advice would be appreciated.

I'm just getting my head wrapped around this concept, and I would like more information. I found out how to get the probate records online here in Houston, but I really don't know what I'm looking for so I guess I need to know what the real estate agent would like to see, and how I can find it. There are so many records available at first glance I feel like I'm looking for a needle in a haystack. Also, how should I offer to deliver these probate leads? In a spreadsheet, or email? Any advice would be appreciated.

Is it legal to, and how can you pre-lease office space before you close or even offer to buy an office space?

It seems that I have found what looks like a great deal on a small office building but would need help raising all the down payment money. Is it possible to find potential tenants and sign a long term lease contengent on my closing the deal? My strategy would be to use deposit money to make up the difference I'm lacking.
