Hey Everyone,

I have a tenant that is doing drugs in one of my units and has already damaged a window and the carpet is full of burn marks. My other tenants are feeling unsafe (I have several small children in other units) due to the unsavory traffic streaming through this tenant's unit. I need a great eviction lawyer ASAP in order to save my investment. PLEASE could anyone in the Tacoma area help me out with any suggestions of an experienced eviction lawyer with a lot of experience who would charge a flat rate?

Even better....report him to his case worker at the Housing Authority. They do not tolerate illegal drug use and will remove him from the program.

I have a 2 bedroom, 1 bathroom unit with a short water heater under the kitchen counter. The tenant is saying that the water heater is making some water noises. I previously discovered some condensation related moisture under the counter and thus considering switching it out for a tankless water heater. It would need to be able to fit in the same space as the current short heater. Is there anyone with experience with these tankless water heaters that can tell me if they are able to handle the light demand of a 1 bed, 1 bath + kitchen? Any recommendations? (The tenants are male, female and baby who occasionally have a guest staying the night). Thank you for any input.

Thank you all for your contributions. I realize that I need to look a little deeper into the situation. The tenant is on Section 8 housing for a mental disability related to traumatic experiences in his life. I need to look into this, as it seems like a potential complication. Some phone calls to the local police department and my lawyer to follow...

One of my tenants admits to doing drugs in the apartment, and states that he has no problem with it. He agrees to pay for a broken window and carpet replacement due to wax burn marks on the carpet. Should I evict him immediately, or should I wait for payment? His lease expires in June, and since I inherited him from the previous owner, there is no clause about drug usage I the apartments. What legal grounds do I have? Thank you so much for any advice!

I have my first electrical emergency – tenant has lost power in about half the apartment.

Recommendations for a great and FAIR electrician? I may have to trust their assessment and work without being personally present, due to other commitments.

Thank you all so much for putting my mind at ease!! I transferred most of the money out of that account and will plan on keeping only a small balance. Also, as soon as my newly formed LLC is operative, I will create an extra account just to receive Rents Payments. Thanks again, this is such an awesome community!!!

My question is whether it is a good idea to give my Tenants my Business Banking Information (Name, Account # & Routing #) so that they can make Direct Deposits and Online Payments directly into my Bank Account. I find this more convenient than collecting checks, but not everyone is ready to use a purely 100% online system yet. (The concern is potential Identity Theft – am I exposing myself to this possibility?)

Any other helpful solutions for Rent Payments? Thank you so much for any direction!
