@Joshua D. Cash on hand is your own cash, which you've acquired on your own, without credit. Others People Money (OPM) lines of credit.

Mortgages are better if you don't have the cash on hand. Most wealthy people utilize OPM to acquire wealth.

Thanks for the feedback. Legal Shield seemed like a good deal to me, as being new to real estate investing. They stressed the importance of being covered, in case of a frivolous lawsuit. Plus they would answer questions and review contracts and documents for free.
