Hi all, I just wanted to introduce myself as I am new to Denver, Colorado. I recently relocated from Scottsdale Arizona working as a VP of Originations for Capital Fund 1, an asset based real estate hard money lender. I wanted to introduce myself as a resource to all my fellow members as a resource to close as fast as 24hrs with no appraisals, credit checks, or any borrower financials. We recently upped our leverages across the board and can lend up to 90% of the purchase price, and 100% of the rehab for fix/flips. We lend on land, commercial, multifamily, and construction development. With ability to fund loan amounts starting at $50,000 up to $30M. I would love to connect and chat about any project your exploring financing on and how we can help now or in the near future!

 Thanks you for this Amy, I thought the same as far as population goes, we havent closed a single deal in a city under 50k population. As far as NH goes are there any "hot areas" I should keep my eye out for?

Hello, I am a wholesaler from Phoenix, Arizona. I recently had a property come across my desk in Franconia, New Hampshire. Very upscale area - number look good but it is a very small town less than 2,000 people, great schools and high end homes. Wondering who invests in NH and if this is a decent area. Any help is appreciated thank you!

@Joshua Martin Great question! I calculated my MAO using recently sold comps within 1/2 mile of subject on the MLS here in AZ. (I have access through other realtors in my office).

Earnest money on my first wholesale deal was deposited today!

Purchased @$125,00
Sold for $133,000 (2 days later)
Total $8,000 spread.

In a month on the side of full time work I collected 100 addresses here in Phoenix, out of those 70 had equity. I got a hold of 27, set 2 appointments and closed 1.

My goal next month is to double that! Nothing is impossible with massive & consistent effort!

Seller just signed my first contract!

After a little over a month of taking action and beginning to "Drive 4 Dollars" and collect addresses... only 80 properties later I have my first property under contract in Phoenix, Arizona. Lock box going on today, and a rehab investor walking it minutes after :) I Told myself a month ago by the end of the year I would wholesale 2 homes...I think that goal needs to now be adjusted ;) 

I'd like to give a big thanks to my mentors Jesse Burrell, Jared Vidales, and Brian Roberts of HighestCashOffer.com for bringing me on the team and teaching me so much everyday. Also everyone on BiggerPockets who has motivated me or simply gave me advice. Now time to get that pipeline bursting with deals! :)
