Would section 8 the 4 plex ... and rent the house as well.

Estimated Cash flow would be about 4500. It is currently all vacant.

Waiting on estimates for repairs... i would say 60-70k. If this is what you’re asking.

Newbie looking for advice.

Found a property, it’s a 4 unit apartment complex with 3/2 house on the same land. Good bones, but will need full cosmetics work.

Owner wants 60k. I would say rehab would cost 60-70k total (will do walk thru and get accurate quote from contractor soon)

ARV 190k

Which route would be advised to get funding for this project?

Please help. Trying to secure by Christmas.

4 unit + 3 bed/ 2 bath combo. What steps do i need to take to get funding to secure property and begin rehabbing. Already negotiated and got a verbal agreement. Now what?

Hi BP family,

I am having a tough time gathering ARV on a property.

The issue is that it’s a 4plex and house combo. The seller doesn’t know the square foot of either one. Just knows that it’s an acre of land total (6 lots) and is motivated to sell.

How do you do the math to determine total for ARV?

Hello BP Family,

Exciting news!

Seller wants 75k for a multi family 4 unit+ 4 bedroom/ 2 bathroom house on the same land. (6 lots total).

When’s the appropriate time to reach out to a hard money lender? Should i go with a contractor? Should i get it appraised? In what order?

Newbie investor needed some pro advice as soon as possible.
