Columbus has pretty much all my metrics for great market to invest in, EXCEPT for job growth rate. For the amount of population increase as well as hotness of housing market, it’s surprising for me to see the job growth for 2019 at low 0.6%. On top of that, it’s also surprising to see that 20% of the population in Columbus live at or below poverty line. Anyone has insights for both? Not sure for the poverty line they take in college kids... Thanks for the insight.

Hi @Brandon Sturgill, thanks for the questions. For SFRs, depending on price point, I can do all cash / delayed financing. At least that’s my goal. For MFs, it would likely be cashout refi through forced appreciation play. I am currently doing some research such as areas, college kids vs blue collar for long run, what’s likely “more” recession proof, SFRs vs MFs, lending practices there, PMs etc etc, and BP forum hopefully is one such research tool :).

Hi everyone, just want to introduce myself to the Columbus area investors. I am an investor from the Seattle area, and I will be investing in Columbus soon. Just want to connect with the right people and hopefully build meaningful relationships and help each other grow business. I am looking to BRR either SFRs or MFs either in appreciating neighborhoods or solid blue collar, stable renter friendly markets. Thanks in advance for your time and consideration!

Hi guys, I know this is a broad question, and I know that it "depends". But just looking for general consensus; hoping to guide my research in narrowing down my market. In your experience, what was the factor(s) that set apart rental units that were "successful" from those that were "unsuccessful" ones during the last downturn? Geographic location like west coast/ east coast versus Midwest? Urban vs suburban? Income level of your tenants like white collar vs blue collar? Lower rental rates vs higher rates? Good schools nearby? Neighborhood class like B vs C? SFR vs MF? Proximity to things like hospitals and universities? Diversity of industries in your town... Etc? I hope this is an interesting topic that successful investors would like to shed some light on. Thanks a lot for your time!

Hi everyone, I'm looking at 2 markets in the Midwest as well as Spokane for BRRR possibilities. If anyone knows of good brokers that has a team in place would you mind sharing that info?
