Its not-strictly wholesaling. However with high end L/O's $500,000 and up, I would be safer going through a realtor, wouldn't I?

I have met a real estate agent (not sure if she's a Broker) who will send me all the rehabs I can handle if I don't work with any other agent or Broker. How do I motivate her towards ACTs and Lease Options in Texas, [which has several stringent requirements but can be done.] Don't know exactly what questions to ask to find out if-as a realtor-they can even do Lease-Purchase.

Is it legal to enter into a Contract with Seller a Lease with an Option to Purchase and while in that Contract then Lease with an Option to Purchase the same home to a Leasee?

Thank you for that post Ms. Anastasi. It is the paper procedures that are bogging me down. I am on a limited budget but have the basics. It is the procedures that I am having difficulty with. That post was of some assistance.

I am also on a limited budget and have business cards, run ads on craigslist and Thrifty Nickel. I have 2 "clients" looking for a home. My problem is I do not fully comprehend the procedures involved-the appropriate forms to be used at what juncture in the transaction. It is the procedure that is hindering me.

I would suggest setting aside $75,000 in an interest bearing account that could be used as guarantee for a loan of $75,000 if should need it. If you already have a residence, I would suggest remaining there and use $35,000 for you personal expenses and use $35,000 to search out a high end FSBO (above $500,000) If my understanding of Dodd-Frank is correct, you can conduct 3 transactions before the requirements the residential mortgage loan originator license kicks in. That would increase your working capital baseline for your additional ventures. Just a suggestion.

I am a beginner with relatively no experience in investor real estate transactions. I placed an ad that I buy and sell real estate. My first response was from a highly motivated seller with numerous properties-commercial and residential-for sale, owner financed, at good rates.

Having no experience in procedures, I would like to offer this deal to an experienced investor-providing that is Is a deal, in exchange for teaching me. In fact, I would accept an entry level position with an investor as assistant in exchange for a small percentage and education. I work the Texas panhandle area, have my own office, transportation and cell phone.
