I'm looking for an A/C installation for a house I'm re-habbing in Lake Worth.  I would like to find someone who will let me provide help doing  the attic and cutting in work.   Looking for recommendations from the BP community.  Ty

@Anish Tolia, just out of curiosity how did you get approached to be a private lender. I am looking for one down here in Florida for flipping homes without all the hassle and fees of HML. My LTV's are 60 percent or less, credit is good and I have experience in re-habbing for quick turnarounds. I fund all of my re-hab costs in addition to cash up front. The title could be the collateral for the loan and by paying the property off in full the closing costs should be minimal. Any thoughts? I am considering a mailing to friends, family, attorney and others at my local REIA club as well. It would make the whole process flow and the cost would be less. Win-win. Ty for your advise.

Why?  I don't think it is necessary unless you have the room to have a longer vanity with the two sinks then you can use the same plumbing to connect it.

My two cents would be for you to find a rent if you can get a month to month and not rush into a bad deal for the wrong reasons.  It is very important to do your due diligence on a property before you buy.  The money is made when you buy it right.  Good luck in your quest.

I do most of the rehabs myself with a small team of experts i have used for years.  My business was bathroom and kitchen remodels but I use a licensed plumber and electrician since I am not qualified to do it. Most GC's do not do the work themselves but use their team and add on their profit on top of the bids.  I personally manage the job and make sure they adhere to the scope of work they are performing.  im not knocking GC's but they are only as good as their crews and mant times they use the lowest bids to maximize their profits.  It is labor intensive and if you are not experienced you have to do your due dilligence and monitor the quality of the work you are receiving.  Best regards to your adventure.

I would love to attend as usual I am working on the weekends.  If there is any change I will surely be there.  I am off all week but work every Saturday and Sunday for 12 hour shifts.  It's difficult to get off since I am the only one there on the weekend so if I am on vacation and one occurs I would love to attend.  Sounds like a meeting of great minds.  All the best.

I personally would go for the granite unless you are going to hold it as a rental.  the cost is really not that much more and kitchens and bathrooms sell houses.  it's part of the wow factor and will make your house stand out.  good luck.

I'm in Florida and its typically about 5 x 8 or 40 sq. ft. but you have to take out for the tub.  The size is made that way to accomodate a 5 ft. tub.  Typically it becomes about 25 sq. ft. of floor tile.  Hope that helps.  Of course the master ensuite would be bigger as well.
