@Greg Scott I've heard about that investment group.  I've also been told by a family friend to join.  Haven't looked into them much.  Have you done any deals with Lifestyles Unlimited?  If you don't mind sharing your experience, what is the biggest thing you've gained from joining?  How long have you been a member?

In the Houston market, armed with $10K in good credit, how could someone reach the goal of creating $30K a year in cash flow within 3 years?  The only assets they have is $10k and good credit.

@Account Closed  The part that makes this complex is real estate creates more income.  Shouldn't I be going after that more income instead of passively saving towards the future?

I currently have some capital to my name and am trying to reallocate my funds to start a real estate portfolio. I'm a one income household and am looking build a solid foundation for my family before I take on more risky investments. I received some advice to first focus on fully funding two IRA's, then move to real estate investments afterwards. The problem is, I don't have enough monthly income to do all 3 right now. I might be able to get away with doing 1 or 2. It'll take me forever to grow that kinda capital.

My question to the group is, should I be trying to fund 2 Roth IRA's to take advantage of the compound interest in the future or push everything towards real estate? I'm 35 years old with a pretty decent job.

Thank you to everyone who is contributing.  I’ve completed some maps on how I would reach my overall goal and the testimonies are the key to validating options.  Keep them coming.

@Caleb Heimsoth How much money would someone need to be a private lender?  What kinds of returns do people get from it?

Can you describe the turn key process here?

I currently have a pretty good job as an IT Project Manager at a large company.  I'm positive I don't want to be waiting around 25 more years until my 401k catches wind of the compound interest that's on the way.  I'm looking to work for myself.  The issue is I'm a one-income household with kids that don't leave a lot of time in the day.  I'm also 0 percent of a handyman.

What are some ideas on how to transition out of the "good" full time job and into paying myself for a living?

It's so interesting reading these questions and responses after 5 years.  I've learned so much in that time.
