Hi Jeff, thanks for your comment. Tenant is being difficult in the sense that they didn't just leave after the judgment was handed down against them. Property manager has applied for appointment with sherriff to evict. But it's been since July 16, so 2 full weeks, since sherriff was asked for appointment and nothing has been scheduled.

Is that normal? I have asked my property manager to give me the phone number for the sherriff's office so I can check on the appointment. I'm wondering if my property manager isn't being aggressive enough and I need to get involved.

Or if the process is really this slow and calling will only make me a pest.

We are evicting our first tenant. Our property management company is a longtime firm there, and they seem to e doing everything by the book. However, it's taking so much longer than we expected. Process started on April 16 with warnings and then filings, court date wasn't till July, judgment was July 16, sheriff was called as soon as judgment filed but they haven't given us an appointment yet to serve the eviction. Is this timetable normal or abnormally slow? Any insight would be helpful b/c we're just so new at this. We've had properties for 10 years but this is our first eviction, thankfully.

Thank you to everyone who submitted. I was able to secure a policy with Hudson Life and apparently it goes up to 10 units. As we have just 6 now we're good for the next few years!

My State Farm personal umbrella liability insurance is lapsing b/c I now have 5 rentals and the maximum is 4. Rentals are owned personally, not as part of an LLC. They are financed at a nice rate, so I don't want to put them in an LLC and lose that financing. But I also don't want to forego liability insurance. So I need to find a personal liability insurance carrier that will cover my 5 rentals (and more as I am looking to continue to buy), plus my residence. Any recomendations for an independent agent in NYC? I got 2 quotes for an RLI umbrella but the max is 5 rentals on that so I'll do it if I can't find anything else, but ideally I'd rather go with a policy that will grow with my holdings. Thanks!

I'm not convinced we can sell for what we want so I have started canvassing property managers myself. Will share what I learn. So far I have emailed Grey Beard, ARC, Asheville Property Management, and Bayshore. Will call Lesile & Associates as they didn't list an email. We'll see who responds in a timely manner!

Thank you for sharing! We are trying to sell our properties so hanging on with Phoenix for the interim, but if we need to rent longer term, I will definitely reconsider. So please keep me posted!

Did you find your property manager? I'm looking for one as well for 2 single-family homes. We are currently using Phoenix Properties but looking into switching. Thanks!
