I was a builder for almost 20 years before becoming a lender. A little trick that we used when we wrote offers was the following verbiage on the financing:

"Cash or existing credit line"

It's not a lie and it sounds pretty much the same as cash.

Our DSCR programs have either NO seasoning requirement to 90 day seasoning from date of purchase as long as then property has been improved (rehabbed). Hope this helps!
