I used Hobby Electric for my last total rewire. Not the cheapest, but they were on time, did a good job and no overages. They "specialize" in older homes. Would use again.

Got a foreclosed REO off the MLS under contract. The selling bank then told me the title was not clear and they have to start Quiet Title Action. They said it will take 3-6 months. I am fine with waiting, but there is a hole in the roof. I told them we need to address the roof issues immediately. They want the cost of the roof repair put into escrow. This all seems fine with me. I added a final inspection addendum to the contract. Are there any concerns I am overlooking? Has anything like this happened to others? What is the normal time frame for QTA? Thanks for any assistance.

Purchased my first SFG six months ago. Rehabbed the property and have a tenant in place. Home value around $65K. I am having trouble locating a refi lender in the upstate of South Carolina, or online. Some lenders will not lend on investments and some will not lend less than $60K. I am asking for any ideas or suggestions. Thank you for your time.

Hey Travis...I am also in Sparkle City and just completed my first BRRR. Well, still on the refinance and repeat part, but getting there. I think Spartanburg has a lot of opportunities for a beginner REI. Shoot me a message and maybe we can get that cup of coffee.

Just joined Bigger Pockets. Very excited about this new venture. Currently living in Spartanburg, South Carolina. Love the podcasts. Wholesale whiskey sales by day. Real estate investing goals are buy and hold with the occasional flip. We are shooting for two acquisitions per year. Looking forward to many years in the BP community. First deal February 2017.
