This cute bungalow is on a really nice street in South Euclid just a few doors down from where a few personal friends live. It's been occupied continuously by the same tenant since ~2014. Some months ago, the tenant became injured and signed up for the Section 8 program, so not only was this tenant fully vetted as a market-rate tenant with history of on-time payment, now the government pays $700 of her rent every month!

Beautiful, well-maintained duplex in Cleveland's up-and-coming North Collinwood area, only steps from the lake and a few blocks from nationally known Beachland Ballroom.

This duplex is easy to rent and keep occupied as it's one of the nicest houses on the street. This duplex had one owner from 1962-2013, a proverbial little old lady who left behind her 1951 GE fridge and chest freezer. It's currently fully occupied by tenants and professional property management is in place.

You can market and sell things that you own. Your buyer would have to be OK with taking title via land contract, which they'd have every right to pay off to receive the deed.

Land contracts are risky for the original seller. They're statutorily regulated to protect the buyer's equity, so if the buyer (wholesaler, in this case) defaults, the seller would have to go to court to regain possession.

The landlord owes you a full written accounting of your deposit, plus whatever's left over after deductions, within 30 days. If he fails to comply with this, the law allows you to recover double damages plus reasonable attorney's fees. Be aware that if he pays you on day 31 or the day after you sue, the court probably won't allow you to double dip by pocketing his money and suing him for it.

As for whether you have enough evidence to prove it in court, that's a true judgment call. Think of it this way: with what you have in hand, would you be able to convince an intelligent stranger that your story is true?

I'm going to have the bathrooms demoed this weekend. After I get an idea of what's in the walls, we'll have a better idea of what we can do.

This is a duplex (3/3 up-down) on a very desirable street. Grad students will pay top dollar for units in these areas. I think I can boost rents by $500 with nice kitchens / baths.

As you can see, both bathrooms are in sorry shape. 

Additionally, the stacks will be replaced--opening the walls will make this easier, and allow us to move fixtures.

Question: what would you do with these bathrooms? How would you lay them out?
