Gut rehab the bathrooms

This is a duplex (3/3 up-down) on a very desirable street. Grad students will pay top dollar for units in these areas. I think I can boost rents by $500 with nice kitchens / baths.

As you can see, both bathrooms are in sorry shape. 

Additionally, the stacks will be replaced--opening the walls will make this easier, and allow us to move fixtures.

Question: what would you do with these bathrooms? How would you lay them out?

    @Christian Carson If you have no structural or financial limitations, I would revise the layout as shown below.   I could of things worth noting, the door really cant be much larger than 26", which is the smaller size I would personally use, the toilet really needs to be a compact round bowl toilet, as code required 21" between the bowl and the tub, which works here.   Location of the window does not matter, but may cause issues with a shower curtain rod.  I show a 30" vanity, but a 36" vanity could fit, but I would be concerned with the location of the door and the door trim if the vanity is right next to the wall.

    You could put in a 6ft tub (as long as its not wider than 30in), but i but that is just adding cost that is not really needed.
