I have a duplex with enough room to add a second one on the same lot, but have to submit plans to the city in order to see if they will approve the plan. Other than fully complying with the city's paperwork, does anyone have additional tips to help the board vote in favor of my plan to add a duplex?

Eric, Any good independent agent has insurance companies that can help you. I have several here in SC and do it for my rentals which are owned by my LLC. My recommendation is to interview several agents and ask if they have rentals themselves to filter down to a potentially good insurance partner. Also, a good agent has other investor clients and has been a source of how I found one of my deals. Hope it helps.

Angelica, I've got a lender that will do 80% LTV on a cash out refi in SC as a commercial loan...Iberia Bank. I've also heard of SC Telco credit union offering 85% LTV on a 15 year fixed but not sure if that is sfh only or duplex-quadplex applicable. Purchase price: $90,000
Cash invested: $93,500

Brrrr to $118k with refi to 70% ltv.

I bought a duplex to brrrr and am looking for lenders in South Carolina that can payout more than the purchase price plus rehab costs without having to wait 6 months. Does anyone have recommendations?  Thanks

I'm looking to connect with other investors in the Upstate of South Carolina. I'm a newbie with one duplex in Anderson, SC. I'm headed to the UCREIA meeting Monday, 9/17, and thought I would try to connect with a few of you on BP first in hopes of making in-person connections Monday or in time. My focus is on buy & holds (duplex/triplex/quadplex) and will flip sfh's. I'm currently looking in the Sans Succi, Anderson, and Powdersville areas but open to others if numbers work. Happy to connect with those interested. Outside of real estate, I'm a business insurance broker working with small businesses, commercial realtors and anyone involved with serving businesses with less than $20M in sales.
