I have a potential tenant looking to give me the security deposit several weeks b4 moving in. Basically a deposit to hold. Makes enough income and application looks good. Just curious if anyone has done this before? Thanks

@Douglas Montgomery Thanks I'm on a bunch of platforms. I've read that book several times. Definitely helps.

So it's official, I've closed on my first 3 unit about a month ago in RI. 2 of the units are already rented. Did some painting and light work to the 3rd. Have it listed and looking for potential tenants now. Finding good tenants is tough. Have it listed w Tellus & Cozy. No one wants to go through the application and screening process. Had a good number of inquiry. If anyone has some advice that would be great. Thanks.

So I'm hoping to aquire a 3 unit property fully rented. Each unit is a one bedroom. One tenant has 2 dogs, a small one and a medium size one. The smaller one barks a bit. These tenants have no pets addendum. They are on a lease. Another tenant has a small dog as well. She also has no pet addendum and has no lease.

I'm curious as to what my first steps would be once I take over the property.

Thanks I knew I just had to get my first deal under my belt. My intention is to buy & hold the  property. I want to collect some passive income and work on my next deal.

I put my first offer in on a 3 unit house! Got it under contract, had my inspection. Keeping my fingers crossed that everything works out and that I didn't make a bad deal.
