The DEALS, DEALS, DEALS Subgroup is an opportunity to learn where investors find deals, sell deals, and to learn about the mechanics of various sorts of deals (lease options, using transactional funding, attracting buyers, ins and outs of wholesaling, more). We may bring in people, have a "fireside chat" in front of the group, and talk about deals we are seeing in the market. Plus, we have ''state of the market'' discussions, where we talk about trends.

This Tuesday, we'll be hearing from Mark Deutschmann. Mark is a community builder who has worked with neighbors, city leaders, and nonprofits for 30 plus years with the goal of shaping development in Nashville. Deutschmann founded VILLAGE in 1996, which grew to more than 350 agents and staff under his ownership. Since then, he also founded Core Development Services, the City Living Group, and The VILLAGE Fund.

This Tuesday, we'll be hearing from DJ Wootson. DJ is a real estate developer specializing in multifamily and residential projects. DJ has been involved in real estate for ten years in various capacities in the Nashville market. In 2009, Wooston established D. Wooston Real Estate (DWRE) and focused on property management, but in 2010, Wooston dissolved his company an went to work with the real estate department of Dollar General Corporation. In 2014, Wootson formed Titus Young Real Estate LLC (TYRE). TYRE focuses on five areas within the real estate industry: development, brokerage, investments, construction, and management.

This upcoming Tuesday, we'll be hearing from Evan Holladay. Evan is a real estate developer and investor with over $146 million and over 1000 units of multifamily real estate developed. At LDG Development, Evan and his team specialize in creating workforce, affordable and mixed-income communities in revitalizing parts of town, and utilize tax credits to do this. Evan is the host of the top-rated business and real estate podcast “Monumental”.

Unfortunately, there is no easy answer. Every investor has their own criteria and comfort levels. Some apartment buildings are selling in Nashville for under 5 caps right now while others are two or even three times higher than that depending on the area, condition, etc. You could easily find an apartment building in the 10-15% range here, but it all comes down to your taste.

As a real estate investor, it’s prudent to utilize every tool possible in order to maximize your income / returns. I have no problem paying a broker to bring me a well-qualified tenant if it means one less month of vacancy or a potential long-term tenant. However small that fee is on the front end is nothing compared to how much a quality tenant can bring in to you.

Charlie - Roy Jones, from Roy Jones Construction, does some phenomenal work. I've seen his interior renovations and insurance claims, and he's also done a few tenant buildouts for me. I can't post his number due to the forum rules,  but they're located over off of Trousdale. Feel free to use me as a reference if you need to.
