OK, SO HERE'S THE DEAL . . .

I have a motivated seller who is desperately wanting to sell his commercial property. He is calling it a Fire Sale🔥🚒 BUT his asking price is $1 Million for a former school building. 🏫😬

So . . . What's the Dilemma? 🤔

✨Not finding any comps to justify asking price

✨Seller not willing to sign PA until someone physically sees it

✨I have no "Boots on Ground" in the area

✨I only have one potential Cash End Buyer who did not want to sign a NDA until he drove the area and looked at the building,

    QUESTIONS❓❓❓

    ✨Do you have any suggestions on what type of buyer might be in position to purchase this kind of real estate? Surely, someone can use this space to convert it to something of use. 🤷🏽‍♀️

    ✨I typically wouldn't reveal the address for obvious reasons but in this case, I didn't have many options since I only have one interested buyer (good or bad idea)? 🫣

    ✨Seems like this could be worth pursuing but so far, I've run into a few snags. Any bright ideas or suggestions? 💡

      I agree with you ~ it does seem quite suspect, and the seller is very inflexible at this point, so I will certainly do my due diligence. I'm not using an agent/broker, as we would be wholesaling the subject property.

      I will take into consideration everything you outlined in such great detail. This is very helpful information, and I will be in touch should I have additional questions/concerns. I appreciate your willingness to offer your support and sound advice.

      Hey there BP Peeps ~ 

      I put a call out to my Attorney friends in the industry BUT. . .

      I figured I'd put this question out there to the community as well, as I'm waiting for a response. 

      Without disclosing property details or location at this time, I've been communicating with a seller that seems very motivated to sell. However, he's had a few offers from investors/wholesalers that fell through, so he is refusing to lock up the contract UNLESS & UNTIL we view the property in person and make our best offer. If he likes the offer and we can close in 30 or less days, we have a deal.

      QUESTIONS:

      1. How do we protect ourselves in this scenario if we do a JV?

      2. IF there is a Quitclaim Deed (not yet verified if title is free and clear) will this hinder our progress?

      3. Seller will not budge on asking price, even with the best negotiation tactics. Now what?

      BTW. . .This is a "Fire Sale," and we are interested in pursuing if it's worth our time and efforts. Thoughts???

      I'm looking to build relationships with trustworthy and reliable "Boots on the Ground," who knows the lay of the land for the Dayton, OH and surrounding areas, to assist me with the following tasks:

      📸Taking Pictures

      📹Video Walk-Thrus

      🖼️Hanging Signs

      🔐Lockbox Placement

      🤝Conduct Showings

      📆Meeting with Sellers

      🚘Other Odds & Ends Jobs (as needed)

      Experienced contractors preferred But NOT necessary and references and referrals appreciated.

      Must be willing to meet with me by Zoom and/or by phone. Will pay $50-100 per job depending on distance & task(s). Payout occurs AFTER the job is complete and pictures/videos successfully uploaded to a shared folder via Google Drive or Dropbox.
