Post: How can I pay Hoa Fees due

I own a house in an HOA. I've recently rented it out but I was behind on my hoa fees due to fines. I was sent to a collection agency for the fines and have been paying them for over a year. The collection fees of $500.00 have been charged twice so far. I've saved enough money to pay off the collections but I'm have a hard time finding the balance due. The hoa says I have to talk to the collection agency and the collection agency needs the "ledger" from the hoa for the balance. I'm at a loss of what to do.

Thanks so much for the great answers. I'll definitely let her know. Just to clarify Ray Harrell, she just had to fix some broken cabinets not replace all of them :)

My daughter is getting set to put a for rent sign on her first house in Buckeye, Az. She has spent quite a bit of money fixing it up for her first renters. Paint, flooring, cabinets and clean out. The only thing she is contemplating is whether or not to add or replace the blinds. Some are missing and the ones that are there have some broken slates. She has been told that if she does not have blinds in the windows she would have to reduce the rent. I think she should just remove the blinds considering they are more than likely the costliest to maintain. Any thoughts?

Thanks so much for the advice. I've been considering different financing options after listening to bigger pockets podcasts. Such as using the equity in my home. My husband and I make more than enough to cover two mortgages for the long term but I do not want to get investment crazy. Seeing so many success storys makes me want to jump right in. But at the same time i want this to last long term. Just trying to find the line between "massive actions=massive results" and not getting in over my head.

Hi, I'm Cathy from Buckeye Arizona. My plan was to save $30,000 in the next 5 years for a down payment and learn all I could about multi family rental in the meantime. 

Just last week I read in the news a huge manufacturing plant will be built not far from me in about a year and now I wonder if I should step up my time line.

Also thinking of changing focus to single family homes. 

Any advice?
