@jeffdeville - thanks for the information. I may have to go that route. Jay Walsh has paid some of the back money but not all of it. He says the rest is "on the way" but it has been for over a week. If I have not gotten it from him this week, I will move forward with legal action.

Good news is that I'ved found a new property management company that seems to be working well!

An update - Jay Walsh has provided an accounting for two out of four houses although I had to recalculate parts of it that were incorrect myself. There was a good amount of rent that had not been transferred and also a large amount which the tenants never paid. Jay has agreed to pay what he has collected but says that the uncollected rent is the responsibility of the new management company. Just wanted to check if others would find this resolution satisfactory. I am concerned about this new property management company (Anchor) that ABC has transferred to as they do not respond to emails or calls.

I'm looking for a good property manager for four properties in Philadelphia (zip codes are 19139, 19143 and 19140). I'm thinking about moving from the current property manager due to various issues with transfer of rent and lack of communication so this would likely involve some work in dealing with the current tenants and getting keys from the current property manager.

I would very much appreciate any recommendation. Thanks!

I’ve only recently gotten involved as they are my father’s properties and he is ill. If I had known this was happening, I would have gone to one sooner. 

Jay Walsh has now gotten in touch with me via text and said he will resolve this. I will update as to whether he does or not...

After posting my experience with ABC Capital ten days ago. Jay became responsive all of a sudden. Since then, I received my final payment but NOT the Feb rent. The first check ABC spelled my last name wrong so they had to reissue the check.  I’ve had an awful experience with them too. Trying to get money for 5 months of rent that they have not transferred to our accounts. They didn't even give us some of our 1099 tax forms. 

Do you have any advice on how to actually get in touch with them? My calls, emails and texts have gone completely unanswered for the past month. I would just like to get my money (ideally) and move property managers.

Thanks for your advice. I guess it makes sense to go the lawyer route now then. I really can’t believe how unresponsive they are.

I'm asking for any advice on an issue with ABC Capital in Philadelphia, PA. I am dealing with four properties with them as I have financial power of attorney for my ill father, who owns them (so this is all quite new to me). They haven't paid rent to our account for 5 months this year and keep saying they will address it. They did not provide 1099 tax forms for some of our properties either. Now they simply do not answer emails or calls - I have emailed and called our property manager, the CEO - Jay Walsh, and a new company they seem to be working with called Anchor Management many times but have gotten no resolution.

I would like to recover the rents that we are owed and switch to a different property management company that I have found. Can anyone provide advice on how to do this? I have talked to a real estate lawyer but am not sure whether it makes sense to push up the tension that way. But I don't see another way to resolve it at this point.
