Post: How to structure insurance on a subject to purchase

I just purchased my first sub to home! I am putting a tenant buyer in place on a lease purchase with a two year term. She expects to refinance in about 6 months. What is the best way to structure the insurance on the home and how soon should I change the policy after closing? Its my first subject to deal and I am terrified of the due on sale, although both parties are well aware of the risk it still makes me nervous.

This is my first year operating as a wholesaler under an LLC I had created. I closed 5 wholesale deals last year totalling a profit of about 18k. My question is regarding taxes. I've never claimed wholesale income before and I am not familiar with the process. I have not recieved any tax returns from the title companies showing the income I made. Does the title compnay report my wholesale fees to the to IRS? I know Im a total amateur! Just wanting clarity on how the income is reported if at all. Thanks!

We have an eight house bundle deal in Galveston, TX. These houses are all listed at deep wholesale prices and there is a lot of $$$ to be made. Two of the houses are right by the famous "Strand" other houses have huge potential. These houses are at deep wholesale prices. Need to close by March 1st or sooner. All homes are to be sold as a package and not individually. Rough estimate of bundle cost is $545K. 10k locks this deal in.

These houses are all listed at wholesale prices and there is a lot of $$ to be made. The seller is moving out of the country and needs to sell fast. Need to close by March 1st or sooner.
