welcome to BP! I'm originally from Hawaii too 👊 🌴🌈😎  this website is pretty spectacular! loads of information and top notch investors ( @Ryland Taniguchi being one of them who is also from Hawaii... check out his podcast if you haven't already done so, it's for sure one of the best!)

If you want the help of other more seasoned investors see how you can be of value and benefit them first and foremost! That seems to be the ongoing conclusion in finding a mentor

There's also several free investor meetups in the area check them out, network, and build relationships  :)

@Michael Schwob Why do you feel the need to get a Real Estate Degree to be an investor? What is taught in a classroom will pale in comparison to learning from someone who is already very successful doing what you want to do in real time and the classroom learning materials are probably outdated. If you are buying a property the seller is not going to ask to see your real estate degree...I'm pretty certain most investors don't have degrees in real estate, but what they do have are the people skills as this is a people business, the drive, the determination, the will to make it happen! Create win win situations for people...find great deals and the money will be there. Right now, I myself am learning about apartment complexes and flipping. All the information I will need can come from educating myself here on BP, books, podcasts, etc. Learning the vocabulary of real estate investing so I can have conversations with other real estate professionals. Then stepping up to the plate make deals and execute! Find great deals and the money will be there. Build genuine relationships and take care of those relationships with people.

@Justin P. I'm not saying anyone has to be exactly like those people and do what they do, it is learn-able, I learn from people like them on a daily basis.... there are thousands/millions of people who do...we are all different and have different stories, but all those people came from nothing and made something of themselves ....it sure as hell not going to hurt to implement some of the things they know to be true and what have worked for them and see if it will help propel oneself presently and beyond. To take in their good vibes and energy can go a long way when someone is having dark times. Like the saying goes "what you think, you become" so if those people can have a positive influence on how someone thinks and it impacts their life for the better that's great and how change is made.

@Andrew Klotz Hi Andrew, I agree with what the previous BP members said @Alexander Felice @Ayodeji Kuponiyi and @Justin P. .  Also, I suggest you REALLY listen to what they are saying and not justify your situation and say "you have a stable job" if you had a stable job and stability you would not be here asking for advice and you would not be homeless, with a pregnant gf, 11 yr old daughter, and 3 puppies...that's just the facts. The sooner you take a step back and analyze what made you make the choices leading up to this and not make the same mistakes in the future the better off you will be. I think it really all comes down to developing the right mindset and dealing with that first and foremost. Read books, watch youtube videos, blogs, articles..etc. (Tony Robbins, Jim Rohn, Grant Cardone, Oprah....basically other successful people and learn from them)  Without a stable frame of mind nothing else will be stable or become clear, and your path will always be unstable and in the fog. Also, don't blame other people for your situation and circumstances because then you become and live your life as the victim and have that mentality the rest of your life. Point the finger at yourself, and the person that is staring back at you in the mirror.  Take full responsibility for your actions and then do whatever it takes to set the standard and put an end to this cycle so your daughter and soon to be newborn don't grow up with the same struggles you are having and repeat the mistakes you've made. Teach them that money is not a bad thing, and getting rich is not bad either, encourage them to get rich....and not settle! Get it out of your head that "things are expensive" NO, things are not expensive the problem is that you can't afford it... I recently heard someone say this as I'm constantly working on my own mindset and development. It's one of the best things I've ever heard! Definitely will stay with me as a life lesson. It will take time, effort, energy, will power, nerve, everything you've got and what you never thought you had inside to make it happen, become successful and build a better and brighter future for your family. It's all possible, it is totally up to you and you alone. I hope this helps and please find good and loving homes for those puppies and allow them the chance to have a better life too! 

@J. Martin I've seen some crazy documentaries about the cartels that run through arizona... LOL! your picture reminded me of it because of the dirt pile you're on and the desert in the background! are you sure you're not taking a "cross country road trip" and doing a side job to get more money for your next REI purchase... haha! kidding! :)

@Felicia Nitu Hi Felicia, welcome to BP! I have corresponded with your friend Jeremy about a month or so ago... I came across him on BP... seems like a cool guy. Anyhow since you are now in San Francisco the big buzz going around on BP for meeting investors and learning from absolute pros is a REI Summit coming up soon in Oakland next to Lake Merritt. Investors from all over the country are flying in to speak or attend, and of course there's going to be a ton of local investors there also that you will be able to network with... @J. Martin is putting it together. I'll connect the two of you! Hope this helps!

@Ryan White what size multifamily are you looking into? you don't necessarily have to install submeters try looking into RUBS (Ratio Utility Billing System) and see if these companies work with the size of multifamily you want to purchase. I know they do it for larger multifamily for sure. Look it up, many investors have been able to implement this method for billing utilities to tenants and are happy with the results/savings/increased NOI etc.

@Ryland Taniguchi  Hi Ryland, this is my attempt to help you find some pricing information on Arlington, Wa duplexes for the years you listed... I came across this duplex ... maybe you can take the square footage from this duplex and scroll down to the "estimated value" and click on the "per sqft" tab it goes back to Aug 2008 if you hover over the line of the chart it will show prices by month and year, but you would have to breakdown the per sqft pricing....with the price and sqft listed. http://listings.findthehome.com/l/122192534/20129-...  not sure how accurate this will be but maybe it's a start and will lead you to what you are looking to find!
