I have in my lease that guests of tenants are allowed to stay no longer than 14 days. My tenants’ parents visit occasionally from out of the country and stay for a few months at a time. They’re asking me to revise this clause to allow their parents to visit without any issue. Anyone see a reason why I shouldn’t allow this? I’m in NY state and am not sure if there’s a reason why I shouldn’t allow visitors to stay for longer than 30 days. I want to work with them but don’t want to say yes and have it come back and bite me later. Thanks in advance!

@Marc Winter I did consider installing a separate boiler but I worry that it may not pay for itself in the end since this place won't be cash flowing very much. That would be the ideal option. Thanks your help and insight, I appreciate it.

@Karen F. Great advice! Thank you for responding so thoroughly. What you recommend doing when I move out of the downstairs unit? Keeping it at one temperature and placing a lockbox on the thermostat?

@Max T. Hi Max, I have similar problem as the original poster. I just bought a two family with a shared gas metering system. I have steam radiators and there is only one thermostat in the bottom unit. I am considering getting a separate boiler but am wondering if installing a mini split system would be more cost effective since electricity seems to be separate?

Trying to decide what I should do with a property I just purchased. I closed on a two family yesterday that I am intending to house hack. It has shared gas metering and separate electric.  There is also only a thermostat in the downstairs unit to control the heat with the radiators in the house. I am considering installing a mini split system, hoping this might solve the issue that there is only one thermostat and also since there's no central air. I'm not sure if this is completely necessary or if there is another way around it. I would love any advice anyone has to offer!
