There are a few ways to find investors. You want to look at a team scenario to start, a realtor, title company, mortgage broker and yourself as a property manager. Set up programs to help tenants prepare for home ownership.

Get to know Realtors in your area and offer them use of free rental comparisons doe their clients.

Work out a referral program that any properties they send to you will be returned to them at end of rental use when returning to market.

It won’t take long before you have a group of realtors you trust and like working with that send referrals your way.

The good news is the color isn’t an indicator of the toxicity of a mold or mildew

Toxic molds can be a variety of colors and are a problem when the spores produce into the air and stop lungs from functioning.

Most likely in a washer that is front loaded you are not dealing with something toxic.

If you have a mold allergy use caution when cleaning. Bleach won’t take it off without some scrubbing. Here is an article with some options on cleaning and tips like leaving the door open. Parking really can be a hassle when tenants are doing too much. The tenant most likely will not stop the car parking above what the lease allows. If it is getting to you, I recommend making the lease violation more expensive or inconvenient than storing the cars somewhere else.

Keep in mind that street parking isn’t generally an issue unless it is a private drive or causing issues with neighbors.

6 years in with the tenant still beats the cost of trying to turn the property right now.

What is the main concern? Age of property and repair costs or unable to get the rent you have now and losing profit margins?

You will want to check your lease first and see if pest control falls under the tenant responsibility. To get the squirrel out and keep it out they will need a pest person to check there is no nest and animal is out and a maintenance person to seal off the entry points. Squirrels can be very loud, but in hot weather they tend to leave attic spaces

It is pretty standard when a tenant still resides in a home to only show it to qualified applicants. There is however a huge “if”.

It doesn’t take a lot for someone to claim a property on Zillow as theirs. The information needed is typically public. Before filling out the online application, do your homework and see if it is listed on any other websites or with a property manager.

The identity theft can be a major concern when utilizing some of these “do it yourself” online packages some utilize on Zillow.
