when the hvac feels bad for you and offer detroit car show tickets because you bought your first duplex rental property and in 2 months have the furnace and water heater go out in a unit. oh joy

That clears things up for me. I'm in the process for possibly purchasing my first rental. I want to make sure all my ducks are in a row.

Do you have any personal experience of you or the tenant using their policy?

BP family. Landlords; what is your policy on tenants having their own renters Insurance? Does this affect statistics? Has anyone had experience in this becoming an issue? Any stories of renters insurance actually having to be implemented due to a situation ?? Please share! Thanks in advance

Everyone thank you so much for your feedback this is super helpful. 

If you are going to work hard for something you want to make sure it is protected. 

Starting out where I have very little equity in my homes is an umbrella insurance policy suffice and when the equity gets more substantial go the llc route? 

@Kenneth Garrett what do you mean by "red tape" and aren't you worried about the higher rates eating in to your cash flow numbers?

Sorry if this topic has be hashed out already.

For a new landlord even if you only have one rental property how important is it to get a LLC.

I've heard many different opinions on this, can't wait to hear your thoughts.
