basically, what i'm looking for is a direct mail solution that sort of works like an email autoresponder (getresponse, mailchimp, etc). i plug the names in once with a start date, and the software knows....for List A...here are the 6 postcards that will be sent out over the next 4 months at the following interval.

Next List...lets say...the estates from the week ending 10/12...they get uploaded and the software is going to automatically move them through the progression of sending out mail.

If they contact me or need removed....it simply locates them and removes them from the mailing series wherever they may be.  Thanks!

Getting ready to generate some direct mail campaigns and have been wracking my brain trying to figure out how to automate/make this work. So, I have research being completed each week to 4 different groups of targeted potential sellers. I want to upload the say, excel list, or add them to a database with a date entered, and link up to some type of direct mail house that knows that:

- Each uploaded list will go through a series of 6 different postcards/letters. First goes out immediately, 2nd two weeks later, 3rd mailing to that list is one month later...4th is 1 month later, etc. Each series of postcards/letters will be different in that it will be targeting different pains based on the list loaded and the series it is assigned to. 

It's not high volume at all, but, i just want to be able to upload a list from this week, and know that it's going to send letters/postcards at pre-determined intervals, without me having to reload the list and track where it is in the process. Should take 10 minutes to upload these lists or names to something...and the magic would just happen and mail would hit peoples doors.

Also, an ability to have a list scrubbing feature would be great as people call to be removed, complain, etc can be taken off. It almost sounds like this may be something that a CRM (podio, etc) can tie into and automate with one of the direct mail places.  

Not sure how clear it is what i'm asking. Thanks for thoughts!

Hey @Gary Swank, glad to hear you're hopping into investing.  I'm thinking at this point of the game, you're probably better off focusing on making money now and investing in deals that you know will make you profitable now versus speculating on something that far out...

Hey @Shane Pawich! You definately do not need to own a home first before getting into real estate investing.

I'd say overall, unless you have a job that produces tons of money and you have a hefty stock piling of cash, focus on areas that you can use to generate chunks of cash...either wholesaling or flipping. it will help you learn the market better, spot good deals, and who knows....maybe one of the great deals will strike your fancy enough to move into...all while you make chunks of cash in real estate.

When the time is right....then you can get into some multiunits.

Hey Cosmo,

overall, it is probably a good idea to sell.

1) market is great for selling right now.

2) the property was never really a cashflowing machine, and it doesn't have a ton of equity anyway...and

3) it's in another state (not that this is always a bad thing)....

overall, it might give you an extra $25K or $30K (depends on what kind of repairs it may need) to go towards your flipping or next house down payment.

You've already received some great feedback...and I'd add on....I'm not sure a gutted to the studs house is a good fit at this point in your investing.  Things could grow quickly out of control. and, it's not really 9 units at $80K. You might be looking at a $100K renovation....So, I'd probably recommend passing on it, or refer it to somebody who you know might be able to take it down...and learn from them at the same time. I'd try some other strategies in the meantime @Jorge Rendon. I mean, your credit is great...keep working toward that and being financeable. I'd shift gears a bit if i were you. generate some chunks of cash via flipping or wholesaling for shorter term income, and maybe try to pickup some properties with owner financing, that way you don't have to rely on the banks. or, work toward finding some Priv Lenders.
