@Nancy L. Thank you! I have now lost my fear of PMI. I'm going to be sure to crunch the numbers on whichever property I invest first into and as long as it's expected to generate a comfortable amount of cash flow I will pull the trigger.

@David Semer Thanks for the warm welcome! I appreciate your tips and info on REI groups. I feel like I just stepped out of a cave. For so long I haven't been able to communicate with anyone that "gets it"... What a breath of fresh air. Thanks again David!

Andresa Rosa Thank you for the tip! I was looking to eventually do this, though it probably makes a lot more sense to not have mingled personal and business finances together from the start anyway.

Hello everyone,

I'm very new to the world of real estate investment, I'm really in my "embryonic stage" I guess you could say since I don't own a property yet.

With that said though, I'm trying to keep my eyes peeled for areas with low vacancy rates. I figure that searching for an ideal vacancy rate is logically a pretty critical aspect for a rental REI, no?

The problem however is that I cannot find this information very easily, especially if I'm looking up a non-major city, and even then the information is not up to date. Is there any website I can go to that provides clear-cut, up to date vacancy rates?

Why would you wait to start investing so you can avoid PMI? Wouldn't it make more sense to concern yourself with ROI?

Thank you! PMI is no fun to pay, but you have a good point. I guess it's simply the thought of paying for that extra expense that has scared me into thinking that I need to put 20% down. I will be the first to tell you that I'm here because I need to learn, so perhaps this part of my plan should be reevaluated. The bottom line is indeed most important.

Thank you. I am working full-time but my annual salary isn't tremendous and I only started saving in October of 2014. Also, I am looking to put 20% down to avoid paying PMI, rather than opting for a lower down payment mortgage like FHA. I'm ideally looking for a 90k or less multi-family to get started.

Here's a nice noob question. How do I highlight @ someone?

Hello all.

I'm an aspiring real estate investor and I'm interested in the rental side of the game. I plan on buying my first property ever (a multi-family home) by the Fall of 2016. I am from New Jersey, however I am strongly considering purchasing my first property in Pennsylvania in a Philadelphia suburb to be closer to a major city and also pay less in property taxes. 

I'm looking forward to learning a lot here along with finally communicating with other similar minded people.
