In regard to rehab, needs siding mainly. 

I think I would rehab the units as they become vacant, so your 2-3 year time frame is likely correct. 

I'm not 100% familiar with the market. I took a combination of the brokers proforma, rentometer and what i saw available on rental sites. $1,200 didn't seem too out of ballpark. 

At 95% occupancy

Your analysis on cap rates is very helpful. I'll have to dive deeper on that.

Below is the proforma given to me by the broker for a 22unit in Sumner Washington:

My calculations - I need to pay 2.4mil + 200k for rehab rolled into the loan to make this syndicated deal work. 

What is everyone's thoughts on this deal?

Have I analyzed it correctly or am I missing something? 

Is buying at 2.6mil + 200k for rehab have enough margin to keep my investors happy?

Thanks @Cara Lonsdale this is sound advice. I’ll have to double check that my rental increase estimates are realistic.

Phoenix Arizona near downtown

* is there an issue with ARV? I put it as "$400,000" in form but says more than $400,000 on report

* what about 50% rule? seems to break the deal.

* Seems like cash on cash return is too high

*  Is that an acceptable debt coverage ratio?
