Expanding from Los Angeles (100 units) into San Antonio TX.

Looking for 15-25 unit buildings

Can you point me in the direction of a wholesaler or broker who performs well in mid-size?

I actually don’t deal in houses at all. Only multi-family. This is foreign territory.

It was built in 2017. Pics look brand new. (I should have specified this earlier)

At an average public sale of 40 days for similar houses. I have a medium level of confidence on the speed to sale in the MLS

I’m thinking of asking for 45 day window to market the property. 

Is there a chance we could jump on a quick 10min cal for a few questions? You really know your stuff

I will 100% be upfront. The person is moving and just wants the 290k.

You are right about the margins being slim.

What margin would make this deal worth doing?

Hi everyone,

My background is multi-family but I recently got a decent wholesale deal fed to me.

I can get it for 290k and comps at $330k

Average time for like houses on market is 40 days

Is there a type of wholesale deal structuring that will allow me to sell the property on the market without paying for it?

(I have the cash, but since I’m unfamiliar with the area, I don’t want to take the upfront risk)

Hi Josh - I just recently got an interesting deal in Jamestown for a 37 unit.

When I did some research on the county and city, I found the data on the tenant base showed me that this is not the right city for me.

However, you obviously know the area well, and you have positive comments. What am I missing here? What makes the tenant base and the city a good place to invest?
