@Marcus Auerbach thank you so much. That's great info. I think I'll check it out. We have found, like you, that calling landlords doesn't really help. I appreciate everything.

My husband and I are still fairly new to REI. We've only been doing this for a year and a half but we have 8 units. All of our rentals are higher end ($1300 a month) for this area. However, we just closed on a triplex that is in the $650 range per unit. This is the first time we have had to actually screen the tenants as most of our others were inherited. Another landlord told me a website he uses. I was wondering if anyone else uses Wisconsin Circuit Court Access website when screening tenants?

Hi, Tim. I just left active duty in May. My husband and I got stationed at McCoy and sort of fell into real estate here. It's a small town but I'm a year and a half we have purchased 8 units. So far so good. Fort McCoy just added a couple of active duty units so most of our tenants are military. Where we have benefited is that there aren't many rentals here and most military want to rent not buy. Good luck!

I agree with @Kevin Kurt. Assuming the husband's signature is on the lease then he would still be liable for the terms of the rental agreement. See statute 704.17

I would read your state laws carefully to see what you can and cannot deduct. As @Nicholas W. mentioned in Wisconsin you cannot normally deduct cleaning expense unless there is "damage, waste or neglect." Again, you would need to read the regulations carefully.

@Ryan Kraus welcome. I've been investing over in Sparta since early last year. So far everything is going well. Tomah seems to have the same sort of market that Sparta has.

@Nick Ackerman I just transitioned from active duty Army. My husband and I have four deployments between us and that's how we ended up having money to invest. We saved all that money and used it for down payments for houses. I guess there is a positive side to the deployments :-). Welcome!
