Hi Sam,

I invest in the Valley mostly but have a place up in Walker. I'm interested in the Prescott market but it seems hard to cash flow much on anything. I'm assuming it's mostly fix/flip opportunities?

Hello,

I'd be interested in looking at what you have. Finding five houses a week seems too good to be true though. Do you have some examples of previous deals? Too often people send me houses at retail prices. I don't have a problem finding those on the MLS :)

Hi Josh,

As Linval mentioned I like the fact you know what you're current limitations are. Hell, I lost my job in the process of buying my first investment property. I followed through because I knew REI was what I wanted to do.

I too would focus on wholesaling/ bird dogging. If you find something you could discount it to an investor who is willing to show you the ropes. When ready, I would use house hacking as your first method of obtaining your first rental. This method works best when you're young and don't have wife/kids.

I'm looking for a good AC Company in the Phoenix area to service/repair my units when needed. I've tried several different companies and haven't been too impressed thus far. Does anyone have first hand experience with someone they'd recommend?

 Great response! I house hacked one of my first properties. I didn't mind living in them but they weren't the house I'd choose to live in. I was single at the time so it was much easier than trying to do it today plus I couldn't get away with it now (too many mortgages)

You could probably flow $500 on some of the multifamily properties. Like a duplex with each unit being a 2/1.

Glad to hear about your flipping success. I started a little backwards with focusing on buy/hold rentals the past 6 years. I'm going to now pivot into flips as the market is getting pretty tight in terms of cash flow on rentals. If you ever want to share info let me know. I'm located in Mesa.
