Hi Erica,

Maybe I'm confused, you're always going to have a negative cash on cash if you're the sole occupant (no rental income). Is this a SFR in which you'll be the only occupant or is this MF such as a fourplex where you will potentially have 3 tenants? What numbers are you using? I ask because in general you're cash on cash will be greater with the less you have to put down.

As Ali mentioned, you can't really make numbers "work", they are what they are.

Arizona Tax Liens were actually my first form of RE investment. I have bought and foreclosed on liens here. I'm not a veteran but I've been through the entire process.

I manage 19 of my own units  (10 properties) in AZ. I haven't heard of any limitations on managing your own properties.

No viewings pre-offer generally speaking. I have actually used this to my advantage. Make an offer (offer is accepted), view the property, point out issues during the inspection and negotiate the price down further. By this point the seller knows your qualified and not a "tire kicker". You're post inspection offer holds more weight at this point then at the beginning of the process.

Hi Drew,

There are some things you can do for free while your organizing and planning your path in RE. I'd start looking at the various real estate sites to get an idea of what sells and for how much, what are the rental rates, etc. I look at the MLS multiple times per day. While your waiting for that first move you'll feel more confident making it because you're educated on the market. If it's a good deal it will move quickly and you don't want to waste time educating yourself then because it will be gone.

Essentially, without getting too into the weeds, bird dogging is the initial step(s) within wholesaling. You find a potential deal and turn it over to a wholesaler that has the buyer's lists, etc. to execute the deal and in return you get small fee (much less than the total wholesaling fee). Some people consider bird dogging just driving around looking for and creating a list of potential sellers, you'd be paid much less per lead in this scenario. If you had solid leads that you setup and essentially negotiate and that actually come to fruition you can split the wholesaling fee with another wholesaler because you did most of the work and basically used their buyer's list only. You eventually establish your own buyer's list and deal flow and you're an official wholesaler, move to fix/flipping the property yourself, buy/hold some of those and bamm........ your sipping Mia Tias on the beach!
