After I got off active duty I decided to follow my passion, boxing.

I coached fighters from the amateur to the elite level. Traveled the U.S. bringing kids to tournaments, working corners for local professionals, and training alongside athletes I grew up watching on TV and idolizing.

Having done everything in my sport short of owning a world title, truth is, fighters don’t have money to pay coaches. Professionals go broke. Amateurs don’t stick around. Gym owners often live in the cleaning closet, that is if the gym hasn’t closed down altogether. And I was sick of not knowing whether I was going to make between $500 or $2500 that month.

I’ve got a Ph.D in boxing, but the world won’t know my level of ability till my life gets a little mobility first.

Yes I have. My only constraint would be the plan with my brother. If that somehow goes sour my immediate change in plans is definitely a multiplex! 

On a side note, is there any way I can reply to more than one person in one comment? I'd rather not spam the thread replying to everyone individually, haha.

Welcome in advance to Phoenix. Being able to use the VA loan and GI Bill are a tremendous advantage and can really put you in a position to succeed early on with little to no money out of pocket. Your plan is sound but I would say that you should choose your Mesa location for Home 1, choose carefully as there are pockets of good areas, and some pockets of rough areas and these areas can push up on one another and be separated by only one street sometimes.

As for Home 2, you can refi Home 1 into a conventional loan and house hack a multifamily if you so choose as this allows you to pick up more units and still keep your assets as liquid as possible. Mesa has a good amount of multifamilies and if you can get one that isn't too far from ASU, you can tap into the college market as those tenants form an endless supply of renters, although at a possible higher turnover rate.

If you want to BRRRR, you need to buy right on the front-end. If you're OK with putting in the work you can save a lot of money also. Mesa has older housing stock so pretty much any MFR you were to purchase would more-than-likely need work.

Hello everyone,

I’m looking for advice/critique for my current plan of getting my foot through the door. I figured if I made a thread I’d be able to run it by as many minds as I could and make corrections where it’s needed.

Goal: Obtain two properties in the next 12 months.

Situation: I am currently deployed (Army Reserve). I'm from the Twin Cities but will be looking to relocate to Mesa, AZ post deployment. I have 50k saved, 760 credit score, and the VA loan to my advantage. I will be attending school in Phoenix to obtain my BSN which will qualify me for 60% of the GI Bill ($1000 in monthly housing allowance in the area).

Home 1 - My brother and his girl currently live in Mesa and we plan on all moving in together so they can get into something bigger. With that said, I plan on house hacking a SFH using the VA Home Loan with them paying the mortgage/utilities as I use the GI Bill allowance to pay my share (with a good percentage leftover).

Home 2 - This is where I'm not entirely solid on what I should do. With the cash I have reserved (by this point it should be more than the 50K), should I be looking into another SFH? Multi? Does it matter as long as it's smart? Do I have enough to BRRRR? I know there's not one answer for this question.

If there’s anything I didn’t factor in, overlooked, or didn’t elaborate on, please let me know. I know there’s a wealth of knowledge on here, so I appreciate any and all replies!

Hello everyone,

I am fairly new to the world of real estate investing and am looking to network with some folks who may offer their advice or mentorship. I am currently deployed (army); upon return I will be relocating to Mesa, AZ from the Twin Cities, MN. From there I am toying with a few ideas of getting started, but I would much rather bounce ideas of an experienced head. I imagine there are plenty of associations with open arms in the area, but I thought I would just put myself out there and say hello. Any guidance is appreciated!
