I own a Cleaning & Handyman company in Nashville and we service this area. 

In my opinion, this area is a melting pot, there is low income, high income, and short term rentals all mixed together. 10-15 years ago, I wouldn't have gone to this area alone to work, but it has gotten a lot better and I have never felt unsafe while working in this area alone. 

We clean a few Airbnbs near here on Clifton Ave and they stay rented Spring, Summer, and Fall then slow down in the winter.

Thanks John! I will keep looking into the state laws. I feel like it should state our names or a company name. I guess it is time for us to create a business name.

I am creating a lease to start self managing my properties. In my current lease it states: between Michael & Casey Johns (hereinafter, “LESSOR”) and (LESSEE NAME). 

My husband wants to take our names out of the lease agreement, but I felt our name legally needed to be in it.

Would it be acceptable to have it say: 

between the property owners (hereinafter, “LESSOR”) and (LESSEE NAME).

Any advice on this would be very appreciated!

Thank you! I looked into Cozy and it seems it will provide what I needed. I appreciate your advice! I currently work with a property management company, but I am considering managing my properties myself and making a career change. I have a lot of experience with AppFolio and I love it!

Does anyone have a recommendation for a property management software when managing less than 20 rentals?
