First off, thank you to @Cheryl Packham @Nathan Gesner@Jerry W. for creating this post and sharing great insights. I've wondering where to find other local Wyoming investors on BP!

Is anyone still finding 1% deals on market (monthly rent/purchase price) in other Wyoming areas? For about 3 years, we couldn't find them and now we have been finding an influx of them though in the past few months.  

I've also spoke with a couple other folks on BP and they all say Laramie is too tough of a market to make numbers work (in terms of cashflow) with 1-4 unit rental properties in Laramie.  I personally think they are overlooking a ton of value-add properties in Laramie (which isn't a bad thing as the competition is much lower).  From what I've seen, Laramie is one of the strongest rental markets in the country and is just now scratching the surface of seeing some incredible appreciation growth.  Just DM me and I can share the numbers we are seeing.  @Phillip Gonzales @Jessica Maser @Todd Rector @Erik Smith

Curious if anyone out there has figured out an effective way to share project templates in Asana.  I'd feel like this could be a great collaborative thing with investors to share their best practices, I'm working on developing them for the following project types and would love to collaborate if anyone has created their own Asana templates. 


-Rehab Management/Project Management
-Property Management (leasing, handling repair requests)
-Generating off marketing leads (wholesaling)

I manage 8 units of my own and looking to grow my portfolio and start generating some off market deals.  I was curious what software or apps people are using for this.  I wanted something that has texting and call forwarding options (currently using google voice and need something more professional) and is also integrated with property management software like and/or has a built in CRM or lead management system.  Planning to send out mailers and other marketing materials, and want to have a good automated system in place to take all the phone call and leads.  Also want our property management side to be more efficient and professional.

Great cashflowing turn key rental that satisfies 1% rule. Located 20 minutes from downtown Fort Worth, and a stones throw from Eagle Mountain Lake.  Tenant already in place at $1175/month and pays all utilities.  Could also turn into Airbnb lake house and cashflow even higher due approximately to Lake.  

We completely renovated this house about 9 months ago, and put in over $40,000.

Wow, this sounds like a great opportunity to hang out with some of the local DFW investors.  I know there is a ton of us around the metroplex, and having @Alexander Felice in town is the perfect opportunity to all get together.

Thanks everyone for all the info.  Wow hot topic.  @Mark Fries I think you might be onto something there.  I'm guessing I would need to talk to a lawyer on that one.  Wondering what everyone else thinks about that work around?

So if I go broker route, I would need to get my license, see if my broker would support me.  If not wait, what is it, 2 years to become a broker and do it on my own?

Thank you Nathan, that is super helpful.   I assume rules are same in Wyoming? I also have property up there as was hoping to do the same thing.  

Would I be able to work under a broker if I don't have my real estate license?  Maybe just pay them a flat fee?

Again, I'm thinking I'm not the first one who has ever tried to manage other people's properties and didn't have a license so trying to figure out the best option, or maybe getting my license is my only option?  

And third question, if I want to manage property in Wyoming and Texas, how would I go about that? Get licensed in both states and find 2 different brokers, or is there an easier way>

We have 11 units in #DFW and hoping to start to do Property Management for other investors in the area to help supplement our cashflow and scale our business.  Does anyone know of any legal work-arounds we can do this without being an agent or licensed broker?    

Would it be best to speak with a broker and ask if he will take a small cut to allow us operate under him even though I don't have my license?   

Do I first have to half my real estate license no matter what?

Do I network with another agent, and ask to run this all through them at a small fee?

Recent Bigger Pockets episode motivated me to reach out to US Bank about their mortgages and loan products. I found out that they are one of the few banks that will do 90% LTV on HELOCS. Most I usually see is 75-80%. Problem is they won't lend in Texas. Has anyone found a lender who will do a HELOC up to 90% LTV in Texas?

(If not, and you live in a state other than Texas, reach out to US Bank and leverage your house and borrow at 5%, can't find money that cheap anywhere, and that's not a plug, just wish someone would have let me know that when I resided in states other than Texas!)

I'm looking to form an LLC with my partner to protect us both as we start our own new rental property company (going to be utilizing BRRR strategy) and splitting equity and cash flow 50/50.

Looking for lawyer (or even) accountant with experience in real estate space, preferably one who invests himself in real estate.  Also hoping for one in the State of Texas.    Anyone have any good referrals?
