Do you guys finance anything? Like a personal/ business loan 

I am wondering how you guys going about financing typical maintenance costs. As most people do, I save 1-2% of the annual property value toward repairs/ vacancies, but what about when my boiler goes? Do I throw in the full 7k in cash to repair? Or should I go with an alternative option? Some cash some financing? As much financing as possible? In addition, where do I go to get financing? HD? Banks? Personal loans? 

I have a three family in Attleboro, Ma. It approximately cash flows 1k a month after expenses. Right now I am putting all profit into a reserve account. How much do you guys have saved for reserves? I was going to stop at around 15k. I know they say that you should save 1-2% of the property value a year to go towards vacancies/ repairs but I don’t want to have 30k sitting making no money. I figure if I come across an expense over 15k (roof/ foundation/ ect) I can easily get a loan for the remaining balance. What do you guys recommend? 

I am looking to partner with him on the deal. The problem is he is worried about the purchase price and doesn't understand the value in owner financing. I need financing for down payment offered and rehab pricing 

So I have an investor in my hometown that I use. I found two properties SELLER FINANCED with an extremely low amount down. I am a construction project manager/estimator so I know how to fix and evaluate the renovation costs for a property. The cap rate was going to be 18%!! My investor didn’t bite... does anyone have any advice on how to approach an investor with a deal without trying to sound salesy? The deal was in Attleboro MA
