Hey all, on average how many leads does it take for a vacancy to be filled for you?

My logic is, if I am above the average, then I should be charging more rent to even out my supply and demand. What do you think?

Thank you for the advice! I have that book actually, and have read it once and a half. I have a thorough spreadsheet for myself. The thing that I’m anxious about is if my estimates are correct!

For example, how do I know if my estimate for water/electrical bill is correct (assuming of course that it is within my expenses and not my tenants)? If I’m off by more than $50, that could crush my calculated cash flow right there, couldn’t it?

Hello all! I just moved to Huntsville and I am very excited to begin my REI adventure. Initially, my plan was to house hack multi-family homes, however it seems that those are few and far between here. So, I'm pivoting to finding a SFH that I can live in while renting out the other rooms.

I am also excited to meet people in this space and to build up a team. I’m going to try to hunt down some meetups, if they exist here.

One of the things I am most concerned about is accurately analyzing deals. Any advice or resources on how I can be sure that I’m not missing anything in an analysis that will come back to bite me later?

Hello BP! I am a young engineering professional living in Syracuse, NY and am planning on moving to Huntsville, AL in the next couple of months. As someone who is still young, without a family, and with a bit of savings and a steady income, I was planning on house hacking in Huntsville. However, it looks like there are not a lot of multi-family homes in the general area (there are currently three on Zillow right now). After that, I was going to begin looking into BRRRs.

Any advice? I still want to house hack but I’m afraid that the supply is too low and I won’t find what I need. Should I sign a 12 month lease in an apartment for my first year while I look for my next house?
