@Michael Baum Hi thanks for the reply. I didn’t intend to dismiss anyone. Airbnb arbitrage is something that I am curious about but not something  that I intend to do. I just wanted to hear if there are real people doing this around in my area.

David, congrats on your condo sounds like it is going great. I am also looking into condos to air bnb in the Phoenix area and will love to hear more about your experience. Especially how you handle cleaning. Any info would be appreciated.

Thinking about a condo to use personally and air bnb in the greater phoenix area. I have family and friends around mesa. I am kind of been interested in the surprise area. I have zero experience with condos or short term rentals but I have been itching to try them out. What do you guys think? what should I pay attention too while looking at condos? How are the local regs in AZ for short term rentals.

Well it looks like An ADU in my area needs to be over 300ft. Mine is only 220ft. I might try and talk to the city to see if there is any way around that but I might be out of luck. It is still a good rental for me but I would like to make it legit.
