Post: Efficient way to fill in blank leases

Form filler? Template filler? Not sure really what to call what I'm asking for.

I have my standard lease that I update occasionally. My question is: what is the best way to fill that in for new tenants? Certain sections you have to change: tenants' names, address of the property, rent amount, deposit amount, etc. Currently I have to scan through the entire lease and look for any areas that need updating. I'm looking for someway to have a list of fields that need updating, type in the write information, and then it populates the lease. Does that make sense? Any tips or programs?

I actually do ENJOY managing my properties myself. But I have family in Dallas and Houston so would consider those areas with the right deal

Ha, great call out. Thanks for the heads up. I’ve been “lurking” on this site and others so I expect it. On the other hand, I’m good with running numbers and ok running slim margins.

I actually just recently had a similar issue with my duplex in 04. I was trying to shut off water and couldn’t get it all the way off. I called the city water dept and they sent someone out the same day. 

It ended up being a bad/old washer on the valve and they said that is their responsibility. He also said that only the city is “supposed” to use that shutoff, that the homeowner should have their own shutoff because if you break the valve, you have to pay. So long story short, a plumber may do it, but the “appropriate” thing is to call the water dept and they will probably charge you.

Need some help, as I'm not sure exactly what to google. I am redoing my stairs that were previously carpet and putting on vinyl planks. I ordered stair nose BUT, it looks like a nose was built into the stairs and then carpeted over. How do I handle this lip? Do I fill in the void on the rise with a piece of wood? Do I knock that piece off of every stair? Any other options? (the pictures rotated 90 degrees, apologies)Thank you very much!
