Every market is different, so don't get too frustrated. I am in LA and there are NO properties with even close to 2% rents (or even 1% for that matter) in even remotely decent areas. If your market just doesn't support those kinds of rents, look elsewhere or at commercial property.

Keep building up the savings and be patient. $4k can be spent in heartbeat in the real estate game!

As a Realtor, your greatest advantage is getting your hands on deals before everyone else does. Like Howard said, make as many contacts in the business as you can!

I recommend finding a local Real Estate Investors club. You have to sift through the marketing pitches and whatnot, but there are generally some good people there with a lot of valuable advice.
