What happens when you purchase a tax deed from the courthouse? Are these things usually bought in auction? If they are then does the government take the extra money over what is owed or does that go to the house owner? 

I also heard that buying the tax deed is not enough to own the house but you must also buy the title? I thought that was similar. 

I have also heard that once you have purchased the tax deed you should also negotiate with the house owner for the warranty deed. Is this necessary?

Hey all, I’m working on wholesaling right now and to be honest I don’t know much about taxes. I’ve only had to do my taxes once or twice and only through turbotax and such. Is there a certain percentage of my wholesaling profits I should expect to pay for taxes?

Just hop in man. There is a pro to having a company in mind first because they could help vet your deal, but that’s no reason to wait.
I'm looking to invest in multiplexes in Columbia. More Irmo than downtown. I just see all the for sale signs around the neighborhood and it gets me worried that Columbia maybe a declining market. I guess I'm wondering what kind of metrics I should be looking into before going all in one market and where I can find those metrics.
Hey all, I'm very interested in investing in Columbia South Carolina. It's where I'm from and the real estate is very affordable. However I want to make sure the market is right to sustain me. How do I analyze the market and what factors should I be looking for? Thank you.

This isn't really much of a success story but I am just thrilled to finally start working on my real estate dream!!

I've been researching and pondering real estate ever since I got married 18 months ago. I've listened to just about every Bigger Pockets podcast and they keep saying the only way to get started is to actually get started. Sadly I've been giving myself excuse after excuse not to. However I finally took some advice and leveraged my "unfair advantage" of being young and full of free time to work with/for a real estate couple in town. I worked up the courage to call them (parents of a friend from work) and they are going to mentor me in the art of real estate while I do some jobs for them!

I'm just super excited to do this, it's finally working toward my goal of being my own man.

Thank you both very much. I'm trying to reach the agent to have him answer these questions. Once he gets back to me I'll ask him for copies of the leases, profit and loss statement, tax info and more info on each property (such as if they have septic tanks.)

My mom would be managing the property but she would hire out all repairs.

As far as financing she's hoping to borrow from her father but if that fails what would be the best way to find more financing? Would banks loan on this? 

Hey everyone, I'm asking on behalf of my mother. She is looking at buying a multi-family, here's the info I have.

Units: 9 (6 mobile homes and a triplex)

Asking Price: $170k

Gross Monthly income: $3,930

Lot Size: 1.31 SF

Cap Rate: 18%

Occupancy: 100%

Operating Expenses: $12k (although the owner does all maintenance himself which my mother certainly won't do.)

What other questions do I need to ask? When my mother walks the lot what should she be looking for?
