Congrats on starting your journey in wholesaling real estate! Securing legitimate deals is a great first step. As a major buyer in San Antonio, Dallas/ Fort Worth, and Houston, one challenge I often face is the limited inventory or lack of serious deals that come my way. I’d encourage you to think outside the box when sourcing off-market properties rather than simply replicating someone else’s strategy—what works for them may not necessarily work for you.

Additionally, connecting with real buyers who can close on deals is crucial. While I don’t have experience wholesaling myself, I’ve worked with both first-time wholesalers and seasoned pros on their hundredth deal. Success in this business comes down to consistency and building strong relationships.

I wanted to take a moment to introduce myself here on BiggerPockets. My name is Carsyn Childress, and I work in the acquisitions department at REI Nation, i.e. I buy houses!

I never knew I would love real estate investing so much before joining REI Nation. I started my career with the renovations team renovating the houses we buy, and with the property management company working with our residents and our maintenance teams. It has opened my eyes to how single family rentals really work.

We are looking to buy 900 houses across the Southeast from Texas to Alabama. I want to connect with more investors, wholesalers, real estate pros, anyone and everyone as I look to not only do my job better but grow my portfolio.

Looking forward to networking and learning from this great community.

If you're still not having luck sourcing a wholesaler, your next best bet is to network and connect with an investor-focused real estate agent. Thank you for your comment @Jay Hinrichs! Sometimes I feel wholesalers might be intimidated by REI Nation's reputation so I try to stir up some new connections!
Love the idea of having more wholesalers here in town. We have clients and investors on an almost daily basis, however, most of my wholesalers are from out of state so I am unable to give them a tour and share the machine of REI Nation. After visiting they would understand why we don't cancel or renegotiate after contract. Our reputation is too important and the professional offices certainly show that! My biggest hurdle is we are going to buy 600-800 properties this year and I want to be the #1 buyer. So, I'm working every angle I can to meet more sellers and wholesalers.

I'm on the hunt for real estate meetups to expand my experience and network, but I must not be looking in the right places. I'm eager to grow my book of business in various markets and connect with active wholesalers. Any advice or recommendations of where to locate groups seeking similar goals would be greatly appreciated!

I would suggest attending real estate meet ups to get exposure to the business and like minded individuals.There are also many different forums to explore on BiggerPockets that will bring guidance and personal experiences. 

Wholesaling is all about action and delivering value. Without marketing, a solid buyer’s list, or properties under contract, you’re essentially selling an idea rather than a tangible opportunity. Building credibility comes from actually being in the game—locking up deals, understanding your market, and having something real to offer. Focusing on properties and connections first ensures you're creating a foundation that buyers will trust. It’s better to start small and prepared than to overpromise and underdeliver.
