I have a few rentals in Crescent City. They have done well for years. It’s not a high appreciation area (except for the last two years where it doubled in value). What is nice is that there is such a rental shortage that people get in and they rarely move out. Feel free to message me if you like.

I’ve seen this model in the Sonoma area of Northern California. The difference was that each lot was 5-10 acres and had actual vines growing on it that you could sell the grapes to the collective each year. 
This model looks like a small vineyard surrounded by a housing tract. Make no mistake, I will be trying to sell these lots but it seems like they missed a good opportunity to get ag exemptions and profit sharing for the owners. I also wonder how the property owners will like the weekly 4am sulphur sprays that vineyards require.

I am in Cedar Park and have very similar thoughts. I’ve also been looking at Lampasas because it seems like 183 toll rd is stretching that way. I have mls access if you want to run any numbers.

It would be safe to assume next year’s property tax assessment will come in close to what you paid for the property. From that new baseline it will grow at whatever rate your individual county has set. I have hired a property tax protest law firm in the past and they can sometimes get your assessment lowered (for 30% of the savings).

Having lived here in Cedar Park for the last year I must say there is already a shockingly large amount of parks and recreation areas in town. Nothing quite like this project though.  This added to the various other projects the City has planned is going to make this area even more of a family haven in the near future.

40’ wide lots with setbacks seems like it won’t leave much room for a house. It almost seems like they are trying to build another Cottonwood Shores where you need 2 lots to build a house.

Hi Sam, I am almost done with my online training for my Texas license. I’m using: learn Texas real estate online. com. No complaints so far but I’ve been supplementing with YouTube videos from prep-agent. It’s money back if you don’t pass.
