I'm happy to share our experience in Waikiki. There are quite a few good condo buildings in the area.

I definitely agree with Sarah about restrictions, you need to know all local STR regulations. We have been getting creative and are still able to find opportunities to buy in Hawaii. The supply constraint (lack of land + zoning) helps not only with appreciation but also revenue growth. It is tough to find cash-flowing deals but not impossible.

Mamta, My team owns and manages STRs in Maui. I'd be more than happy to share our experiences. 

Each island has its own advantages, we decided on Maui due to clear regulations and lack of competition. The property prices will likely continue to rise in Hawaii, mostly due to the natural supply-constrained markets and lack of inventory.

Suvarna, My team owns and manages condos in both Kihei and Lahaina. We have bought direct oceanview and units across the street. Both of the deal types can work out if properly researched. That being said, you need to find the complexes where it is actually worth it to pay the oceanview premium and capture higher revenue. The HOA's are unavoidable in Maui but typically pricier and higher risk (erosion) with oceanfront. There isn't a clear cut answer to a specific type of condo being the only successful investment. I would say run your numbers on both deals and see which makes more sense in your situation.

Contacting the county zoning should be the first step. Are you referring to Orlando or STR-friendly suburbs such as Kissimmee & Davenport? The regulations are going to change drastically based on that. My team owns and manages in the STR-designated communities, the regulations are pretty straightforward. I'm happy to provide more info or additional resources.

Hi Steve,

There are a lot of great answers in this thread. Facebook groups and turnover-bnb can be good resources. 


Personally, we have found the best luck by getting direct recommendations. Network with other owners in your market, they can refer the highest quality vendors. They typically have first-hand experience sorting through bad or overpriced cleaners. Most people don't try to gatekeep good cleaners, especially if your property is nearby, it'll help them scale their company.
