Looking for suggestions on how I should input space #'s within a mobile home park (or large multi family) into my property management software (AppFolio). 

I've recently been hired to collect rent at a mobile home park, however, I'm unsure how I should set up the account. I think that having all 76 spaces included in one debit/credit statement will be overwhelming for the owner's to read and I also don't want to set up each space as an individual residence. 

How do your income statements read or how would you prefer them to read? Break down by street? Break down by space # ( 1 - 10 & then 11 - 21?) 

I've looked for suggestions through NARPM and AppFolio and had little luck...

Can anyone give me an idea on what a property manager might charge a park owner to JUST collect rents at a mobile home park? And an idea on how much they may charge for all inclusive management? (execute space lease, collect rent, coordinate repairs, etc..)

I would not suggest turning the water off. It likely won't pose a threat to your home, however, if the tenant continues to live in the property with no running water it could cause an unsanitary mess that you might end up with in the future... Also, not providing running water to a tenant could make the home 'uninhabitable'.  In many states an uninhabitable house allows a tenant to move-out/stop paying rent starting the day it becomes unlivable. 

If I  were in your position I would start the eviction process due to non-payment (In Nevada, I would file a 5-day no pay eviction with the local court. This allows the tenant five calendar days to pay up or be locked out.) 

Late fee's / interest should also be charged to your tenant on top of the $2,000 in water bills that need to be reimbursed to you.

Has anyone purchased "The Works" and/or any other templates through LandlordSource.com? Are these pre-made systems worth the $$?

What CRM program do you use and love for your real estate business? I sell new homes and have a property management business and need to implement a better system. My colleagues and I have used Top Producer but it hasn't been the most user friendly. 

I've tried reasearching this and have found it difficult to locate authentic reviews/suggestions from actual professionals in the business. Most of the sources I'm directed to end up being an ad/sales pitch.
