@Samuel Liapis I think you should look for a better deal or a better agent. You might have to get 80% from private and then 20% from another company. They aren’t gonna give you 100% financing if the pp isn’t significantly below arv.

looking to find a good place to pull probate and heard there are some specific ones in salt lake. Does anyone pull probate often in salt lake from the county in a open form request or from a website.

Is anyone in Utah having success pulling water shut off from the county in an open form request?

I called someone today who wants to sell his house off market, but the price he wants is too high to make sense for a traditional investment property. He wants around 150k for a new downpayment, and I think I can negotiate his selling price down to around 310k. The house could rent for around 1500-2000k. I'm wondering how I could structure this deal to cash flow, and then wholesale it, or if seller financing with a high down payment even makes sense. Thanks.
