@Ibn Abney do you prefer Seattle over Chicago? Its been a while sicne I have been to Seattle but for some reason I vist Chicago often and it steal my heart every time.

Seems like everyone pretty much covered your question, if you are trying to look for more deals you can do also think about creative financing such as using HELOC's or equity loans, taking loans from your retirement account.

@Cristiana P. I really like what @Eric Delcol said, very well put, If you are having a hard time sometimes you should look at the deal its self. Another option would be to use maybe the BRRR strategy with either hard money or private money. Also have you asked some portfolio lenders up there? not sure if that is a thing in Canada. Does this help?

Hmmmm that would be why the 16%. I would then shop around and also use websites like

https://www.creditkarma.com/auth/logon/

https://secure.creditsesame.com/s/login

to help build your credit score. Also be very diligent on calling the major credit scoring companies and seeing if you can get some bad marks taken off, usually takes a few phone calls. I would also shop around more for a better interest rate. Also look up blogs on BP about what to take lenders and that might also help.

Gary Cooper I would say no way with that 16% interest rate! You would be way better off taking out a HELOC or a home equity loan if you rather have fixed rate and terms. Does this help?

Adam Reek I don't really get the point of purchasing the bond since there is no return. It's his money free and clear since it was a fee. So what exactly is the point of the bond? Or am I misunderstanding this?
Patricia Luna I would say no you do not need to disclose that. If you want 100% legal protection then it could not hurt but is not required. Does this help?
